Lease rates in southern WI

I have been offered $700 per month for a 100x100 ft site on my property by a major carrier. They want a 5 year lease with 4 5yr options and an easement for service. This is a 4G upgrade. Sounds low to me.

It sounds a bit low as they never offer their best numbers initially. There is a lot that goes in to determining rates.. it is not determined on a per square foot basis like warehouse space usually is.
