We have 14 years left on the first 25 year lease. They want to add 25 more years for an expedite fee of $15,000. We receive about $900 monthly with a 15% increase every 5 years. Is this a fair amount?

Cindy, we need to see a few things, like the location of your tower, how many tenants Crown currently has, the size of their leased space, the language and terms they want you to agree to for the lease extension and signing bonus. Doesn't sound like they are offering a rent increase. Sometimes crown is on a fishing expedition and sometimes they have a carrier waiting in the shadows, and sometimes they just want to get the additional time on the back end to keep their tenants happy. Although a $15K expedite fee may sound like a nice thing, don't shoot yourself in the foot over it. Please call us so we can look the site over and let you know what we think it's worth. $900/month could be okay if there are more cows than people in the coverage area, but we need more information.
