How do I know if the carriers on my properties are in compliance?

by Wade
(Vancouver, British Columbia, Canada)

I read your section on the carriers and their lack of compliance in certain situations. How do I know if the carriers on my properties are in compliance?

I am the comptroller for a large real estate investment trust in Canada that manages properties (Industrial, Retail, Shopping Centers and Multi Residential) in the cities listed below. We currently have twenty four rooftop cell leases and six tower leases in our portfolio. We would like to learn more about your cell site auditing services as well as your rooftop management program since we are always seeking ways to improve our revenue stream to our investors each year. We look forward to speaking with you in regards to these programs.

Rooftop cell site analysis
by: Airwave Management LLC

Wade, the only way you will know if your cell site is in compliance is by having the lease agreement, lease exhibits (zoning drawings) and amendments reviewed to make sure the carrier hasn't deviated from the terms you negotiated. Each antenna installation needs to be looked at on an individual basis. It can be a bit painstaking at times especially if you have multiple carriers leasing the same rooftop, but the rewards of having this sort of review performed can be substantial.

We work with several large REIT's in North America so please call us regarding the portfolio and we will glad to take a look at it. Call us at 1-888-313-9750 or fill out the "Canadian" Contact Us form on this site.
