Easement

A neighbor of mine has signed a lease with T-Mobile to install a monopole tower on his property.

He has an easement through my property for access to his property. T-Mobile has now found out I must grant them access to the property with a separate lease.

There is no other access to this property.

Any idea what it's worth? I'd rather get a lump sum payment, for ease of resale, but, could live with a monthy lease.

The tower will not be on my property, but, construction and maintenance equipment will need to access it regularly.

Aparrently, several nearby sites were approached and not leased. Some due to a poor site, some because the landowners had large parcels and didn't want to mess up a potential subdivision with a tower lease. This is a rural area, zoned agricultural.
They are also pretty far along in the process. Baloon test done for the neighborhood, planning commission recommending approval of special use permit, etc..

Easement is 25 ft wide, and several hundred feet long. It's an existing easement along the side of my property, used by 3 landowners behind my property.
Easement is for driving on the property. My real estate attorney said that judges look at these very narrowly, and they would definitely need a written agreement with me. T-mobile, and the county, have also agreed they need access granted from me.

They did not offer much, $200.00, one time, for a 30 year lease. They said they typically do this for $100.00. I realize this is not the case, and it's worth much more. I told them that there was no way I would give them access for 30 years for $200.00.

How big is the easement?

Is easement for power and electric and for them driving across property?

What are they offering you now?

Are the asking for this to be a perpetual easement or just for duration of your neighbor's lease?
