Does a request to upgrade give us leverage to increase rent?

We have a 5 year renewable at Tmobile's option for 5 terms.

TMobile wants to upgrade its facility. The lease obviously gives them a right to do so. Are there any limitations and can we use it as leverage to increase rent? The built in annual increase is 3%.

Please give us a call at 888-313-9750. The T-Mobile proposed cell site design might not be permitted as per the lease terms -- hence their need to get your approval or consent. T-Mobile is upgrading thousands of cell sites primarily in the major markets to the next generation 4G LTE antennas to handle voice and data capacity so if they need your site upgraded it's likely a critical component of their network. We need to review the lease agreement to see if we can assist you. In most cases we are able to obtain increase in the lease value.
